A real estate team is a group of sales agents and staff working together. Typically one of the licensed agents is the business owner and has built the team to grow a strong business and provide higher level service to customers. When you join a team you are typically hired for a specific role such as buyer’s specialist, listing manager, transaction coordinator, inside sales agent, etc. You will have specific duties and be a specialist in one part of the real estate transaction or business operations.
Just like in any business, you have specific job duties. Imagine you are an attorney working for a large firm. You may represent specific clients on behalf of the company following the same standards and procedures the firm offers to all of their clients. An office manager will manage all of the files and day to day operations while the paralegal may do prep work and research for the client’s case. Meanwhile the owner of the firm will be working on strategic growth initiatives to grow the business and offer more opportunities for their team members and better service and options for clients. This is a simple example of how a real estate team is much like any business with specific jobs and people to accomplish the bigger goals of the organization.
When you join a team you will start with a training program. In the Keller Williams models and systems, we use a “30-60-90” to ensure you’re on your way to a successful career with our organization. The “30-60’90” is a training plan for 30 days, 60 days, and 90 days with the company. It outlines specific benchmarks to achieve at each of those milestones. We have a review at the end of each milestone to see if you’re on track and succeeding in the role.
As a sales person your benchmarks will be related to number of contacts made, appointments set, and new clients taken and pending. As an office staff member your milestones will be related to your specific position. For example, if you are a listing manager you may have to show that you can successfully enter a new listing in the MLS, schedule and follow a checklist of open house prep activities, etc.
In order to accomplish those items, you will be expected to follow a schedule and report successes daily. For example, sales people are expected to lead generate for new business in the mornings and make a certain number of contacts. It is a commitment you make as a member of the team. Every team has different standards and expectations so it’s important that you know what those are as you get started. These expectations are put into place to make sure you hit your goals and the team’s goals too! They are for your benefit and within 90 days you are set up for success in your role.
